At Richard Gaby And Co, we are looking for landlords big or small. We want to help you achieve the best performance from your property portfolio. We understand that your property is an important investment. We deliver the highest quality of service at all times with impeccable communication and support.

We have an in depth knowledge of the rental market as we are Landlords ourselves and have been for over 40 years . We have project managed and carried out full refurbishments to all our own personally owned rental properties as well as our clients.

At Richard Gaby And Co, we have our own full in-house 24 hour maintenance team of fully skilled and qualified tradesmen. This includes a Gas Safe Registered Engineer, NICEIC and NAPIT Registered Electricians who can provide emergency call-out’s.

We believe that your tenants and their satisfaction are important so we strive to offer them the best level of service available.

LANDLORD RESPONSIBILITY

  • Maintain the structure and exterior of the property.
  • Deal with any issues arising with local councils and utility providers.
  • Maintain appliances and furniture (if supplied).
  • Carry out repairs(unless damage caused by the tenants).
  • Carry out yearly Gas Safety Certificate, by qualified Gas Safe engineer.
  • Carry out Electrical inspections as required by NICEIC and NAPIT Registered Electricians
  • Ensure that there are smoke alarms and carbon monoxide detectors (if applicable), and that they are in working order at the start of your tenancy.
  • Building insureance and landlords own contents cover.
  • EPC Certificate every 10 years.
  • Deposit registered under suitable scheme.
